These terms govern your use of Factuate. By checking a listing or creating a landlord account, you agree to them.
What Factuate does
Factuate lets renters cross-reference a rental address against a database of properties registered by landlords, and returns a verdict: verified, potential scam, or not found. It also lets landlords register their properties so renters can confirm a listing is genuinely theirs.
No guarantee
A verdict from Factuate is only as accurate as the information landlords choose to register. A “not found” result doesn't necessarily mean a listing is fraudulent, and a “verified” result doesn't guarantee a transaction is safe. Factuate is a tool to help you make a more informed decision, not a substitute for your own judgment. Never send money, deposits, or personal documents to someone you haven't verified in person or by other trusted means.
Landlord accounts
- You must provide accurate information about yourself and the properties you register.
- You may only register properties you own or are authorized to manage.
- You're responsible for keeping your account credentials secure.
- You're responsible for keeping your listing status and details up to date.
Acceptable use
You agree not to:
- Register a property you don't own or manage, or impersonate another landlord.
- Submit false or misleading listing information.
- Use the service to harass, defraud, or mislead another person.
- Attempt to disrupt, scrape at scale, or interfere with the service.
Suspension and termination
We may suspend or remove an account or listing that violates these terms, or that we reasonably believe is fraudulent or harmful to other users.
Service provided as is
Factuate is provided on an “as is” and “as available” basis, without warranties of any kind. We don't guarantee the service will be uninterrupted, error free, or that every registered listing is accurate.
Limitation of liability
To the fullest extent permitted by law, Factuate isn't liable for any indirect, incidental, or consequential damages arising from your use of the service, including losses related to a rental transaction entered into based on information from the service.
Changes to these terms
We may update these terms as Factuate changes. Continuing to use the service after an update means you accept the revised terms.
